Breathable versus film-forming
A siloxane repellent penetrates and lines the pores so liquid water cannot get in, while leaving them open enough for vapor to get out. Masonry that gets damp can still dry.
A film-forming sealant does the opposite: it stops water entering and stops vapor leaving. Anything already in the wall, or arriving from behind, is trapped — then it freezes. More Massachusetts chimneys have been damaged by the wrong sealant than saved by the right one.
How to tell what you are being sold
Ask if it is vapor-permeable and ask for the data sheet. A repellent darkens masonry while wet and dries back to near its original look. Anything leaving a gloss is the wrong product.
Historic masonry needs more care
On soft handmade brick in lime mortar, even some breathable products are inappropriate. On genuinely old fabric the right answer is frequently to fix the water source and leave the masonry alone.
Sequence decides whether it works
Waterproofing is a finishing step. Over spalling brick it seals water inside the damaged face. Before repointing it stops new mortar bonding. On a chimney with a cracked crown it does nothing about where most of the water is actually entering.
The right order
Crown, then repointing or rebuilding, then flashing, then a cap. Waterproof what is sound at the end. Anyone offering it as the first step on a deteriorated chimney is selling the wrong thing.
It is not a repair
A repellent slows absorption into sound masonry. It does not bridge cracks, replace mortar or stop a leak.

Is it worth doing?
On sound, exposed, porous masonry, yes. On already-damaged brick it is worse than nothing.
How long does it last?
Around ten years for a quality siloxane, less on a heavily exposed coastal stack. Reapplication is simple as there is no film to remove.
Can I do it myself?
The product is available and application is straightforward. Height is the obstacle, and so is judging whether the masonry is sound enough to treat.
Will it change the appearance?
A correct product should not. A visible sheen means a film-forming product was used.
There is white staining already. Will this fix it?
No. Efflorescence means water is still moving through the masonry. Fix the source first.
